For most people, their home is their largest investment and it is essential that it is protected and maintained.  In order to do so, proper maintenance is key.

Completing the following autumn chores will help you extend the lifespan of your home and reduce costs for repairs and renovations.

1. Clean Out the Gutters

A home’s gutter system controls the flow of rainwater from the roof. When gutters get clogged with leaves and debris, water will not drain properly which can lead to standing water on your roof or eaves.  Over time, this can cause significant and costly damage, including: sagging gutters, mould growth or water damage to the interior or exterior of your home.

2. Check and Seal Air Leaks Around Windows and Doors

Air leaks make it difficult to control your home’s climate. As winter approaches, leaks could result in sky-high heating and gas bills. It could also make your home pretty uncomfortable year-round.

3. Inspect your Roof

Your roof should be inspected at least once per year. Even small leaks or missing shingles can cause major problems. Make sure that you look for and are prepared to fix the following: cracked caulking or rust spots on flashing, shingles that are buckling, curling, or blistering, cracked and worn rubber around vent pipes, masses of moss and lichen, which could mean that the roof is decaying underneath.

4. Inspect your Furnace

Furnace inspections should be completed by a professional.  If you heat your home with a gas-powered furnace, you should aim for at least once inspection per year. Furnaces can pose serious fire and safety hazards if they’re not functioning properly and the last thing you need is a furnace breakdown in the middle of winter.

5. Check Smoke and Carbon Monoxide Detectors

These are vital safety devices and should always be in good working condition. Put them in test mode and ensure that they are functioning properly. Batteries will usually need to be replaced every six months.

It won’t take long to check these tasks off your list and the payoff is well worth the effort.
